How are the Fires Impacting Real Estate in Truckee?
As the Dixie and Caldor fires are burning around the Truckee area, and we're keeping our neighbors in South Lake dealing with the devastation we wanted to provide some insight on how those fires and smoke are impacting real estate in the area.
We've put together a list of resources to help our neighbors here in Lake Tahoe:
The Nevada County Relief Fund established the “Wildfire Relief and Recovery Fund” to respond to the impact of wildfire in our region.
Truckee Fire Department Handbook for Safety. Let's ensure we're all prepared and staying safe.
If you're thinking about selling your home or looking for your dream home, there's opportunity in the area. We're here to help you strategize and prepare to enter the market.
1. Sales are still very brisk, and the inventory is still incredibly low
Homes being listed now are still going under contract very quickly due to the low inventory levels here. We frequently see multiple offers and incredible bidding wars happen. If you're thinking about selling your home and have questions about how the fires may impact your sale, we're here to help.
2. While the number of showings are down, the motivated buyers are still coming up and making offers
Just two weeks ago in Truckee, we were watching ash come down from the sky, and still, we were able to secure eight showings on a listing and received three great offers on the property. Buyers are experiencing some delays in securing their homeowner's insurance as companies are focusing their attention on other areas surrounding Truckee. We're also seeing some reinspections from lenders to ensure there isn't any fire damage.
3. If you want less competition as a buyer, now is your time
There are fewer showings going on in the Truckee area right now, which means that if you're a serious buyer, now may be the time to act. Don't let the current conditions discourage you from finding the home of your dreams here in Truckee.
3. As a seller, do the sales conditions get any better than this?
With prices staying steady and little new inventory entering the market, if you're thinking about selling your home, now may be the best time to put it on the market. Serious buyers aren't being discouraged to see properties and put in offers. We are here to help strategize the best time to put your home on the market.
